The inspection standard
Observation should lead to documentation, and documentation should lead to the recommendation. “Your roof is bad” is not a useful inspection result. The homeowner should be able to see which conditions support repair, monitoring or replacement.
What should be checked on the roof exterior?
The exterior review begins with the roof covering and the way water moves across the roof. For an asphalt-shingle roof, the inspector may look for missing, cracked, curled, lifted or deteriorated shingles; exposed or backed-out fasteners; unusual granule loss; inconsistent wear; algae or organic growth; and evidence of previous repairs.
Wear should be interpreted in context. A few damaged shingles in one area may support a targeted repair. Similar deterioration across multiple roof planes may indicate that the roof system is approaching a broader decision point.

Not every roof can or should be walked. Pitch, material condition, weather, height and access affect the safe inspection method. Depending on the property, parts of the assessment may be completed from the ground, ladder edge, attic or with suitable imaging tools. The final report should identify material areas that were not accessible.
Why flashing, penetrations and transitions need their own review
A roof is not one uninterrupted surface. Chimneys, plumbing vents, skylights, walls, dormers and roof-to-roof transitions interrupt the covering. Those details depend on flashing and correctly integrated materials to direct water back onto the roof surface.
An inspector may look for displaced, corroded, damaged or improperly integrated flashing; exposed fasteners; cracked boots; failed or excessive sealant; gaps; and repair work that appears to cover a symptom without correcting the underlying pathway.

Sealant is not a substitute for diagnosis
Sealant can be an appropriate part of some details, but a thick bead over an unknown leak pathway does not prove that the flashing beneath it is sound. The inspection should identify the likely entry point and the repair scope needed to restore water shedding.
What should be checked around gutters, edges and roof drainage?
Water must move from the roof surface to the ground without repeatedly spilling against fascia, siding or the foundation. A roof inspection should therefore consider visible drainage conditions—not only the shingles.
The inspector may note debris accumulation, sagging or misaligned gutter sections, overflow staining, loose connections, damaged fascia or soffit, missing edge components and downspout discharge concerns. These observations do not mean every drainage issue is a roofing failure, but they can explain why water is reaching a vulnerable area.

What can the attic and interior reveal?
When the attic is safe and accessible, it can provide evidence that is not visible from the roof surface. The inspector may look for active moisture, staining on decking or framing, darkened or deteriorated wood, wet insulation, daylight at penetrations, condensation, unusual airflow conditions and visible movement in the roof structure.
Interior ceilings and walls can add another part of the evidence trail. Water stains, peeling paint, bubbling surfaces or damp areas can help identify the affected zone. They do not always identify the exact entry point because water can move along decking, rafters, fasteners or other materials before appearing indoors.
